Exterior Painting Specifications
Masonry and Stucco Surface Preparation
We power wash, sandblast, or wire brush all areas to be painted, and use a mild detergent solution such as Mi-T-M's SURFACE PREP if required. Then, we rinse with clear clean water until all residue has been removed from all surfaces. If mildew is present, a mildewcide may be metered in the power washer at this time. (Refer to note below on mildew.)
We remove all dirt, chalk, and all surface contaminants that will interfere with adhesion of subsequent coats, without damaging the substrates or adjacent areas. Washed surfaces will be thoroughly dry before painting. (Refer to note below on moisture content.)
After washing the surfaces, the areas must be carefully examined for cracking, blistering, peeling, or flaking of the existing paint. All loose, unsound, or non-adhering paint will be removed. We spot prime all patched areas with the appropriate sealer or finish paint. (Refer to note below on primers.)
Large cracks will be V-grooved out and all other surface defects, such as holes, and the like must be repaired using Custom Patch (Smooth) patching materials to match the surrounding surface profile. We dust surfaces and spot prime all patched areas using the appropriate sealer or finish material.
We de-gloss all glossy and previously enameled surfaces to provide a roughened surface or "tooth" for good adhesion of subsequent coats.
NOTES
EFFLORESCENCE
This condition, which may appear on cementitious or plaster surfaces, is caused by moisture entering or contained in the substrate. Water-soluble salts in the masonry are brought to the surface where the water evaporates, leaving white residue salt deposits. Defects that cause this problem must be corrected before any painting is attempted. Check the specifying source and the owner's agent to verify that the surfaces are ready for painting. Once the above conditions have been repaired, remove all deposits by wire brushing and acid etching with phosphoric acid. Rinse all surfaces with clear clean water to remove any remaining residue.
MILDEW
To remove mildew, if not metering a solution in the power wash, we scrub affected areas with the following solution:
- Trisodium Phosphate (TSP)- 2/3 cup
- Household bleach (Clorox)- 1 quart
- Powdered detergent- 1/3 cup
- Add warm water to make 1 gallon
Or, use a commercially available mildewcide. We rinse all surfaces with clear clean water to remove any remaining residue. Subsequent treatments may be required due to the severity of mildew. We allow surfaces to thoroughly dry as per note below pertaining to moisture before proceeding with preparation or painting.

An appropriate primer for this application would be SURFACO, Surface conditioner (42-52).Metal

Washed surfaces must be thoroughly dry before painting. We remove all rust and scale, and spot prime with an appropriate primer. We prime all unpainted galvanized metal. (Refer to note below on primers.)
After washing the surfaces, the areas will be carefully examined for cracking, blistering, peeling, or flaking of the existing paint. All loose, unsound, or non-adhering paint must be removed. All thick edges of the remaining paint will be feather edged, filled as necessary, and then dusted. We spot prime all patched areas with the appropriate sealer or finish paint. (Refer to note below on primers.)
We de-gloss all glossy and previously enameled surfaces to provide a roughened surface or "tooth" for good adhesion of subsequent coats. All galvanized metal, either bright or dull, will be carefully evaluated to determine the proper shop or field surface treatment and priming procedures. Large areas will not be treated and primed until small test areas are checked for adhesion.

PRIMERS
An appropriate primer would be GALV-ALUM, White Anti-Corrosion Primer (QD 43-7).
Wood

Then, we rinse with clear clean water until all residue has been removed from all surfaces. If mildew is present, a mildewcide may be metered into the power washer at this time. We patch all holes and other surface defects with the appropriate patching material, and spot prime the patches after dusting all surfaces. We countersink all protruding nail heads and fill with putty. We dust surfaces and spot prime all areas with the appropriate sealer or finish paint. (Refer to note below on primers.)
We de-gloss all glossy and previously enameled surfaces to provide a roughened surface or "tooth" for good adhesion of subsequent coats.
NOTES
MOISTURE
Moisture content for exterior wood must not exceed 12%. Moisture content for interior wood must not exceed 8%. PRIMERS An appropriate primer for this application would be E-Z PRIME Latex Exterior Primer (W 708).
